Terms of Use
Please read this agreement carefully before accessing or using this site. By accessing or using the site, you agree to be
bound by this agreement. The information and services on this site are provided by
Sweet Vacation Homes, inc. and its
suppliers. By accessing and using this site, you agree to the terms and conditions below.
Deposit: A deposit of $150 per week is required when booking your vacation home or villa and is applied towards the overall balance. As soon as this deposit is received, your booking will be confirmed. This deposit is non-refundable. The balance of the rental cost will be required 2 months prior to your rental period commencing. Bookings made within 2 months of your vacation commencing require the full amount to be paid when the reservation is made. Payment can be made by check or cashiers check in US Dollars ONLY. We can also accept credit card payments via Paypal.
Security Deposit: When renting a property you are expected to ensure that your party members act responsibly and respect the property and it's contents. A security/damage deposit of $250 is required to be paid along with your balance payment to guard against any damage done to the home or villa during your occupancy. The party leader agrees to accept full liability for all loss or damage caused by any member of their party, during the occupation of the home/villa and confirms that the FULL cost of repair or replacement will be met. The security deposit can be paid by check in which case this deposit is returned to you less the cost of any breakages, loss or damage after your vacation has ended. Alternatively you can choose to provide credit card details in lieu of this security deposit. In this case should any damage occur then Sweet Vacation Homes, Inc. will pass on the card info to the property manager concerned and they will charge the cost of repair and/or replacement to the credit card. For certain international credit cards, it is required that you sign a waiver approving the security charge for any damages. It is the local property manager that determines the return of your security deposit. Each property will have a manual placed in the home/villa and it is in your own interests to read through this.
Cancellation: Should a cancellation be necessary then your deposit will be lost. Should the cancellation occur after the balance has been paid then the full amount will be lost. We strongly advise you to purchase some form of travel/trip insurance as soon as your booking is confirmed - this should cover any cancellations for reasons beyond your control. If a client does not pay the balance when it becomes due then we reserve the right to cancel the booking and retain the deposit. In the event of a cancellation then any security deposit already paid will be returned to the client.
Occupancy: The vacation homes and villas are usually ready for occupancy by 4:00pm on the day of arrival and needs to be vacated promptly by 10:00am on the day of departure. If you have a late flight you should consider reserving the villa for an extra night or pre-arranging a late check out if possible (there may be an additional charge for this). Each villa has a rental license stating a maximum number of guests and over-occupancy of our villas will not be permitted. The local property manager has a duty to enforce the stated maximum occupancy and will do so.
Replacement Homes/Villas: We will make every reasonable effort to provide the exact home or villa stated in our reservation confirmation. However, if a situation arises that causes a villa to become unserviceable or unavailable then we will try to provide a replacement home/villa of at least an equal standard. Should this situation arise the client will always be offered the option of canceling their reservation with a full refund of all monies paid.
Conduct: Your vacation home or villa will be located on a nice residential estate where your neighbors may be Florida residents. We ask that you act in a considerate and courteous manner to your neighbors. We expect you to have fun but we also request that noise be kept to a minimum during early mornings and late evenings, particularly around the patio and pool. Please treat the home with respect and be aware that any damage you cause will be charged against your security deposit. Have fun, but respect your neighbors and the property.
Pools & Safety: Swimming pools are great fun and few people would choose a vacation home without one. However, they are an obvious source of DANGER especially for young children. We cannot accept any liability whatsoever for any injury caused as a result of using the swimming pool in any vacation home or villa. You are particularly advised NEVER to allow children to use the pool unsupervised.
Pool Alarms: Your home/villa may be fitted with an alarm on doors leading to the pool - this is for the safety of you and your guests, especially young children. If you are unsure how to operate these alarms please read the manual in the home or villa or call the local property manager.
Pool Heating: Please note that the swimming pool is a free facility included along with the pool home you are renting. Most pools have a pool heater that can be switched on at an extra cost, this also services the spa if applicable (the spa will NOT get warm unless you order pool heating). We are happy to arrange this for you should you require it. In occasional severe winter conditions is it possible that the pool heater may not be able to maintain the water at a temperature of 80 degrees - this does NOT constitute a malfunction. ANY issues with the pool heating should be directed to the local management company whilst you are in attendance at the home so that they can deal with your concerns. Sweet Vacation Homes does not retain any part of the pool heating fee that you pay - we simply arrange for the heating to be turned on and pass on the pool heating money. We are not able to get involved in any dispute over pool heating - whatever the reason.
Maintenance: All our rental homes and villas are maintained by local management companies. All breakages, accidents, problems and losses must be reported to the local management as soon as they occur so that they can be attended to. As with any home appliances will, from time to time, malfunction and may need repair - the local management company will use their best endeavors to have any problem rectified as quickly as possible. Repair times may be dependent on third parties such as utility companies. Access to the rental home/villa may be required by authorized maintenance personnel during your stay.
Privacy: Sweet Vacation Homes will use any data provided by you only in respect of your vacation home or villa booking. It will be treated as confidential and not passed on to any un-necessary third parties.
Force Majeur: Sweet Vacation Homes will not be liable for problems or delays caused by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, tornadoes, hurricanes, transportation problems, airport closures, weather conditions or any other event beyond our immediate control. We suggest that you take out adequate travel insurance to cover such eventualities.
Liability
IN NO EVENT SHALL Sweet Vacation Homes, INC. OR ITS SUPPLIERS BE LIABLE FOR ANY SPECIAL, INDIRECT, PUNITIVE,
INCIDENTAL, EXEMPLARY OR CONSEQUENTIAL DAMAGES, OR ANY DAMAGES WHATSOEVER RESULTING FROM LOSS OF USE, BUSINESS, DATA OR PROFITS,
LITIGATION AND THE LIKE, WHETHER BASED ON BREACH OF CONTRACT, TORT (INCLUDING NEGLIGENCE), PRODUCT LIABILITY OR OTHERWISE, EVEN IF
ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. YOU ACKNOWLEDGE AND AGREE THAT THE LIMITATIONS SET FORTH ABOVE ARE FUNDAMENTAL ELEMENTS
OF THIS AGREEMENT AND THE VACATION SERVICES WOULD NOT BE PROVIDED TO YOU ABSENT SUCH LIMITATIONS. SOME STATE STATUTES MIGHT APPLY
REGARDING LIMITATION OF LIABILITY. In the event of any problems whatsoever the total liability of
Sweet Vacation Homes, Inc. will be limited to the rental amount paid by the client.
Villa Details: The details and photographs we display on our web site are provided to us by the home/villa owner or property manager. We try to ensure that these are up to date and accurate but they should be used as a guide only - we cannot guarantee 100% accuracy. Owners are free to change decor and furnishings in their villas as they see fit.
Pets: Pets are not permitted in any of our vacation homes or villas unless you have prior written consent from Sweet Vacation Homes, Inc. This is primarily out of consideration for future guests who may be suffer from allergies or other pet related illnesses. If pets are found in the home or villa then the property manager or their representative has the right to have them removed from the property. The security deposit will be forfeited and guests may be required to vacate the property with no refund of rental monies.
Smoking: Smoking indoors is not permitted in any of our homes or villas. Smoking is allowed in the garden, patio and pool areas. All vacation homes and Villas are fitted with smoke detectors which will activate if guests attempt to smoke anywhere in the home. Guests found smoking inside the villa will forfeit their security deposit. Tampering with smoke detectors is also prohibited.
Check Out: Check out is at 10am PROMPT. Late check out will result in a charge against your security deposit determined by the local property manager. The vacation home or villa manual will detail what you are expected to do when checking out. This usually means taking out the trash, loading and starting the dishwasher and loading and starting the wash cycle for the towels used. Vacation home cleaning is very hard work and we have an excellent team working with us, so any effort to assist them is greatly appreciated.
BBQ's: Some home and villa owners refuse to allow BBQ's in their homes/villas because of the mess they can make. Those that do allow BBQ's do so subject to them being used in accordance with Florida State Law. Read the home or villa manual or information notices for details.
Locating your home/villa: Once you have paid for your home or villa you will receive, by email, the address of your villa, driving directions and access codes/key collection instructions. Please do NOT travel without this information as you will not be able to locate your home/villa. If you do not receive this information please contact us at least 72 hours prior to your travel commencing.
Parking & Vehicles: Most of our homes/villas have parking for one or two vehicles. Some homes/villas have garages but these are not always accessible - especially if the homeowner has installed games equipment in the garage. PLEASE NOTE that most homes and villas are in subdivisions that have an active Homeowners Association in place. Homeowners Associations very rarely allow overnight parking of RV's, Boats, Campervans, Trailers or any kind of oversize vehicles. Many also prohibit on-street parking - if you intend bringing any of these kinds of vehicles then you need to make your own parking arrangements. If you have any questions in this respect please check with one of our booking agents and they will advise.

FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. ALL SUCH INFORMATION, SERVICES, AND MATERIALS ARE PROVIDED "AS IS" AND
